An abundance of trees, shrubs and lawns form the foundation for a harmonic living environment. Here At the Crossroads, greenery is not confined to private gardens but makes up an important part of the public space too. On the southern side, the housing ends with a unique green wall.

Chain-linked Construction

A thoughtful, compact layout promotes the development of neighbourly relations while also forming a base for this development’s sustainability: it takes up only as much space as it needs.

Plenty of Public Greenery

Greenery is the foundation for a high-quality environment – it improves the microclimate and helps to retain water. That is why it is abundantly provided in the public spaces of At the Crossroads – in its front gardens, as boulevards and as green walls.

Good Accessibility, Connected to the Village and the Forest

Wherever you live At the Crossroads, it is a short walk to both the village centre and to the surrounding forest. We are restoring the historic dirt path that runs through the area and supplementing it with a dense network of new roads and paths (hence the name At the Crossroads).

Clever Plot Utilisation

Since each house is located in the corner of its plot, the plots don’t contain any hard-to-use dead space. Meanwhile you gain broad possibilities for the use of your garden, including a private portion not visible from elsewhere.

Safe Streets with Calm Traffic

We work from the idea that residential streets should be owned by people, not by cars. At the Crossroads, the streets have speed limits and clearly defined parking areas. This makes them well organised, sophisticated and safe for pedestrians and for children at play.

A Distinctive Village Character

Our aim was to take inspiration from and interpret the character of historic villages in a contemporary way, which is why At the Crossroads, you won't find the uniform and sterile streets typical of satellite cities.

The Harmony of the Whole

The houses in each chain-linked row have a unified façade, with alternating gables and gates. Several different pastel paints are used to distinguish them. This leaves the whole nicely harmonised.

Inspired by a Traditional Village Green

The central portion of the At the Crossroads development is inspired by the appearance of a traditional Czech village green that one can see in, for example, the neighbouring villages of Koterov, Božkov or Černice. The result is a pleasant place to stop, sit down and chat. Life needn’t be confined to your private garden.

Sensitive Work with the Land

We believe that anything of quality requires time, open dialogue and the cooperation of all stakeholders. The At the Crossroads project was created with the utmost care by a number of people from multiple professions and serves as a model of how to approach the development of a given area. Beyond the usual required stamps, we commissioned a detailed spatial study of the whole as well as a sociological survey detailing the integration of the new development into the existing context. Thanks to it, the project will become a natural part of the village of Vejprnice.

The At the Crossroads project uses the unique “chain-linked development” concept a unique development design registered as a protected industrial design with the European Union Intellectual Property Office.

Protective Green Wall

The southern part of At the Crossroads will be protected by a unique green wall. It will provide residents the utmost of peace by separating off the light industrial production in the neighbourhood and will serve as an untraditional park space. A footpath to a new bus stop will run along the wall’s crest.

We Believe People Will Appreciate Our Generosity

Our aim is to show a new approach to housing development. From the moment we first stepped foot in Vejprnice, our goal has been sustainability and respect for the site and its current inhabitants. We are pleased that the architects from the K světu studio have managed to overcome certain limitations of the area and transform them into advantages – from the construction of a new waterworks to a green wall with a residential and recreational function. We opted for a generous design of the development’s public space, which occupies a full third of the area, placing particular emphasis on the purity and quality of the architecture and the thoughtfulness of every detail. We believe these to be values that the future residents will appreciate.

On the way to housing sustainability

Sustainability and a green approach to housing are growing ever more important. Thus At the Crossroads employs a number of solutions effectively reducing its environmental impact.

Sensitive Water Management

Rainwater retention is seeing more and more emphasis in connection with climate change. A number of specially designed areas in this development will let rainwater soak in naturally so it will not be needlessly drained by sewers.

A Natural and Healthy Climate

The local microclimate will benefit from the great quantity of greenery in the gardens and public spaces as well as the neighbouring forest. Preserving the historic dirt road has kept this forest easily accessible to both future and existing residents of At the Crossroads.
